Apartment Maintenance Supervisor

As a working Maintenance Service Manager, this individual coordinates and participates in the activities of the property maintenance staff and contractors engaged in the maintenance and repair of physical dwelling structures, buildings, appliances, swimming pools and the maintenance of grounds through the performance of the following duties.

 

RESPONSIBILITIES

 

· Provide prompt and superior customer service to all residents, prospective residents, visitors and vendors.

· Oversee the maintenance service technicians and consistently participate in the preservation of the asset to include capital projects, unit turn policy compliance, and work order processing in addition to inspection of all units to ensure quality standards & resident compliance.

o Daily communication with the Property Manager

o Ensure excellent curb appeal through daily inspections of the entire property

o Perform periodic inspections of the property at the direction of management, investors or governmental agencies

o Process all work orders and emergency maintenance calls promptly

o Walk occupied units within 30 days of move-in and quarterly thereafter to perform preventative maintenance

o Complete unit turns within five business days of move-out

o Ensure all maintenance service technicians perform his/her job within approved safety standards.

o Maintain a neat, orderly, and safe maintenance shop

o Maintain OSHA and MSDS sheets and logs

· Train, direct, motivate and develop maintenance service technicians to ensure proper performance is obtained to achieve established goals.

o Ensure all employees are following policies and procedures.

o Assist property manager in documentation of performance that is substandard with the purpose to help improve such performance.

o Inspect completed work for adherence to accepted specifications and workmanship standards

o Establish and modify maintenance staff work schedules.

o Make recommendations regarding working conditions and equipment use so as to maximize the efficiencies of the maintenance staff

o Train and motivate the maintenance staff on an on-going basis

o Maintain maintenance staff time sheets and production records

· Follow established purchase order procedures to effectively manage and monitor expenditures.

o Request and obtain the approval of the Property Manager to purchase tools, equipment and supplies from approved vendors, as required, with an approved purchase order

o Maintain control over the property’s inventory of maintenance tools, supplies, parts and equipment

· All other duties as assigned.

 

QUALIFICATIONS

 

o Individual must be available for emergency on-call (rotating schedule).

o Must score a minimum of 80% on the T & R Maintenance Service Test

o Must possess at least five (5) years of experience in 4 of the following 7 major trades, i.e., 1) carpentry, 2) electrical, 3) plumbing, 4) HVAC, 5) roofing, 6) siding or 7) painting.

o Must possess three (3) years of supervisory experience in a residential or commercial (commercial property, not industrial) environment

o Valid driver’s license and proof of auto insurance

 

CERTIFICATES, LICENSES, REGISTRATIONS

 

Minimal requirements include, but are not limited to: valid driver’s license, HVAC EPA certification of Class 2. (Class 1 certification is preferred and must be obtained within twelve (12) months of employment with T & R).

 

PHYSICAL DEMANDS

 

Individual is required to stand, bend, stoop, crawl and walk and occasionally climb ladders for the repair of pole lighting, siding and or roofs up to a height of two stories. Weight lifting requirements include lifting or moving up to 75 pounds from the floor to waist, from floor to chest, from floor to shoulders and also being able to drag or carry 75 pounds over a distance of 50 feet. Individual is also required to life 20 pounds overhead and needs the ability to move around while laying on his/her back while performing repairs. Since our properties have multiple stories, being able to climb 3 flights of stairs repeatedly is also an essential function.
